We hope you have a wonderful stay. Please read through these House Rules and Guidelines book on check-in. Not only will you have a more enjoyable stay, but you will be helping us to keep the Cabin in great shape for all future Guests to come!

GETTING THERE
WARNING - The exact Cabin location does not appear properly on maps apps! Please read the following. The Cabin is easily accessible from Interstate 93. Take exit 34C, then head west on route 18. A couple of miles down, turn left onto Kerr Rd, then turn right onto Jonathan Livingston Circle. The Cabin is at the far end of the cul-de-sac, #22.
Air travel: The Cabin is 2 hours north of Boston Logan Airport (BOS). The nearest airports are Lebanon Airport (LEB, 50.4mi away), Burlington (BTV, 71.9mi), Portland (PWM, 82.5mi), Manchester (MHT, 91.6mi), and Augusta (AUG, 97.5mi).
CABIN ACCESS
The front door key is kept in a lockbox just inside the screen door and mounted to the doorframe. The code for the lockbox is 1975.
GENERAL REQUIREMENTS
- Complying with these House Rules is a requirement of the vacation rental agreement. Failure to adhere to the House Rules may result in penalties such as deductions from the security deposit, and/or immediate eviction from the rental property.
- No parties or events allowed – no exceptions.
- No smoking or vaping in the cabin.
- No fireworks allowed on the premises.
- No illegal substances of any kind allowed on the premises at any time.
- Please respect our neighbors and the wildlife - keep noise to a reasonable level, and to a minimum during the hours of 11pm - 8am.
- Guests are responsible for cleaning up after their pets.
- Parents must not leave children unattended at any time. Any guest injuries sustained on the property are not covered by our vacation rental insurance.
- Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests.
- Guests are to allow homeowner or service access to the property for purposes of repair and inspection. The homeowner will exercise this right of access in a reasonable manner and advise beforehand where possible.
- Have fun! This is your vacation time and we hope you make the most of our home, its amenities and your opportunity to relax and visit the surrounding area.
PARKING
- Ample parking is available in the gravel driveway in front of the Cabin leading to the brick walkway.
- Parking is not allowed on Kerr Road or Wells Road.
THE WATER
Our well & septic represent a delicate ecosystem. Our drinking water comes from a well on our property. We had it tested in October of 2020, and it was deemed very safe to drink. We also think it tastes delicious!
Any waste water down the sink or toilets goes to a septic tank, also on our property. Please HELP SAVE SALLY THE SEPTIC SYSTEM!! To keep the septic functioning properly, the water safe to drink, to avoid plumbing problems during your stay, or otherwise ruining your vacation, please adhere to the following guidelines during your stay:
- Do not use any bleach for cleaning. The septic relies on “good” bacteria to return clean water to the environment, and bleach can kill these bacteria, poison our ground water, and STINK UP the environment!
- Avoid washing food down the drain or disposal. Too much food in the septic will slow breakdown of the septic system contents by the “good” bacteria, clog the septic, and ultimately cause a STINKY environment.
- Use only single-ply Scott toilet paper in the toilets. We love a soft wipe as much as the next person, but anything other than single-ply Scott breaks down too slowly for the septic system and will jam it up.
- Do not flush any tampons or feminine pads down the toilet. This is super important!! These items do not break down in the septic system, will cause plumbing problems, and ultimately ruin your vacation. For your convenience, black disposal bags are provided in each bathroom, as well as complimentary pads and tampons for those unexpected emergencies!
THE INTERNET

The WiFi is Starlink Satellite. It works great for steaming and browsing the internet. Not so great for video calls.
NOISE & THE NEIGHBORHOOD
- No parties or events allowed – no exceptions.
- No fireworks allowed on the premises.
- Please respect our neighbors and the wildlife - keep noise to a reasonable level, and to a minimum during the hours of 11pm - 8am.
EVENTS & VISITORS
- No parties or events allowed – no exceptions.
- Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers
- If more than 10 people will be inside the cabin at any given time, it must be approved in advance by the host.
- All stays are approved for up to 7 overnight Guests. Any additional overnight Guests or Visitors must be approved in advance and are subject to an additional fee as noted in our published rates.
- Guests are responsible for ensuring that any Visitors comply with these House Rules.
SMOKING & VAPING
- Smoking and/or vaping are strictly prohibited inside the cabin. Violation of this rule will result in immediate eviction from the premises and/or forfeiture of your security deposit.
- You may smoke or vape on the porch or in the yard. Please dispose of all butts, tobacco, vape cartridges, or other waste in the garbage, promptly.
- Please note that recreational marijuana is illegal in the state of New Hampshire. Possession or use of illegal substances on the Cabin property is not allowed at any time.
CHILDREN
- We are happy to welcome children to our Cabin! We have tried to make some accommodation to make both parents and children more comfortable:
- A Pack ‘N Play travel crib and baby gates are available in the large closet in the first floor hallway.
- Plug protectors to keep tiny hands out of wall sockets are available in the hutch in the dining area.
- Parents must not leave children unattended at any time. Any guest injuries sustained on the property are not covered by our vacation rental insurance.
- Please note that the wood stove gets VERY HOT! When in operation, avoid touching any part of it other than the coil-wrapped door handle, and keep children and tiny hands at a safe distance!
- Please exercise caution in allowing children on the balcony area in the Great Room. Falls can happen! Unfortunately, guest injuries sustained on the property are not covered by our vacation rental insurance.
PETS
- We are happy to welcome dogs to our Cabin! We know you love your pet as we love ours, but we ask that you please don’t let them up onto the furniture, especially sofas and beds. If we start noticing damage from pets, we can’t allow them anymore! That would be sad for everyone.
- You are responsible for cleaning up after your pet. Note:
- Please clean up all yard waste and dispose of it in the garbage. Doggy waste bags are provided for your convenience in the hat bins on the wall by the front door.
- Please ensure you clean the outdoor spending area daily and hose down with water if necessary.
- If a mess occurs that cannot be readily cleaned, please notify your host as soon as is practicable, especially if the mess is indoors.
KITCHEN

You are in the woods. A word regarding FOOD:
- Do not leave food out on the countertops overnight. Mice WILL come.
- Do not leave food out outside the cabin overnight. Bears WILL come.
- Secure any fruit, dry goods, or other food overnight either in the refrigerator or in any of the plastic storage bins provided in the pantry.
- Please help keep our kitchen appliances clean and operable for everyone.
To run the dishwasher, first carefully and manually ensure the sink drain is free of any food waste, then briefly run the disposal. Place a detergent pod in the receptacle inside the dishwasher door and close the receptacle (pods are available under the kitchen sink). With dishwasher door still open, turn the dishwasher “On” using the left-most button on top of the door. Select desired cycle. Press “Start” using the right-most button on top of the door. Close the door. A steady red light under the door should appear, shining on the floor. If it is blinking, the cycle has been paused. Try pressing “Start” again.
LAUNDRY
There is an oversized washer and dryer in the 1st floor bathroom. These units are new, so please do your part to keep them clean and take good care of them. Please don’t overload!
Operating Instructions:
- Power: The washer and dryer are powered by the middle switch on the wall panel just outside the first floor bathroom. If it’s not flipped up, they won’t turn on!
- Water: There is a shut-off valve for the water leading to the washing machine on the wall behind and to the left of the unit. Ensure the valve is pushed DOWN to turn water on and operate the washer. Please remember to flip it back up to turn the water off before checking out.
- Cleaning Products: DO NOT USE ANY BLEACH PRODUCTS FOR CLEANING, including in the clothes washer. For your convenience, alternative cleaning products are provided in the storage spaces next to the W/D units.
WOOD STOVE / FIREPLACE
- Our wood burning stove is a stove insert inside a traditional fireplace. It is very efficient at heating, and safer than an open fireplace in terms of preventing fire disasters. However, the wood stove gets VERY HOT! When in operation, avoid touching any part of it other than the coil-wrapped door handle, and keep children and tiny hands at a safe distance!
- A fire extinguisher is available under the kitchen sink.
- A first-aid kit is available under the sink in the master bathroom on the first floor.
- Always close the stove door completely and securely before leaving the house.
- There are 2 main tricks to operating the wood stove properly:
- The Flue: Always keep the flue open when in operation. The flue is open by sliding the knob (located on the outside of the lower left side of the stove) outward. Pull out to open the flue, push in to close it. If you forget to open the flue before lighting the fire, please close the stove door immediately to prevent filling the cabin with smoke!! Closing the stove door and the flue at the same time is also a good way to extinguish a burning flame before leaving the house or retiring from the area, as the flame will run out of oxygen.
- The Fan: A knob on the lower front part of the outside of the stove turns on a fan that can be used to spread heat more quickly throughout the room and house. This only works well if the fire is already well-established.
- Other tips:
- There are fire-starting sticks available in a small bin near the wood stove. Avoid burning paper or cardboard as it can leave sticky residue on the stove door.
- Firewood is available in the receptacle on the porch, as well as on the outside of the shed by the firepit. You may use the wheelbarrow to refill the porch receptacle with wood from the shed as needed.
- If the stove door window becomes overly sooty, obstructing your otherwise serene view of the fire, you may easily remove the soot in the following manner:
- Wet a paper towel with water and dab it in ashes from the fireplace.
- Rub the inside of the wood stove door window with the wet ashes in a circular motion.
- Wipe the stove door window clean with a fresh, wet paper towel.
DECK, LAWN, & FIREPIT
- We encourage you to make use of the deck, lawn, and firepit! Ample wood is available for the firepit on the side of the nearby shed.
- Roasting sticks for marshmallows are available in the hutch in the dining area.
- Please keep these areas tidy and clean, and use only plastic cups and dishes should you choose to dine outdoors; these are available in the kitchen cabinets.
- Please exercise caution and good judgement in safe operation of the fire pit. Prevent flying embers. Ensure any fire is completely extinguished before retiring from the area.
- A fire extinguisher is available under the kitchen sink. Use only in emergencies.
- A first-aid kit is available under the sink in the master bathroom on the first floor.
BARBECUE
- A charcoal burning grill is available on the porch for your use. Guests must supply their own charcoal.
- To help keep the porch clean, please move the grill to the lawn or walkway when in use, unless it is raining or snowing.
- Please clean the grill thoroughly with the wire brush provided both before and after every use.
- Use only plastic cups and dishes should you choose to dine outdoors; these are available in the kitchen cabinets.
- A fire extinguisher is available under the kitchen sink. Use only in emergencies.
- A first-aid kit is available under the sink in the master bathroom on the first floor.
GARBAGE & RECYCLING
- Please separate garbage from recycling and only recycle cleaned containers.
- Please tie all waste bags and leave them inside the waste bins in the shed on check-out. The shed key is on the key ring for the house, in the lock box.
- Do NOT leave waste outside – Bears WILL come, and can become sick from eating human garbage!
DAMAGES & BREAKAGES
- A fire extinguisher is available under the kitchen sink. Use only in emergencies.
- A first-aid kit is available under the sink in the master bathroom on the first floor.
- Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests.
- To minimize Damages and Breakages, no furniture is to be moved from one room to another without prior agreement.
- Use only plastic cups and dishes should you choose to dine outdoors; these are available in the kitchen cabinets.
- No bathroom towels are to be removed from the property (e.g. for beach use). Separate beach towels are provided for this purpose and located in the large closet in the first floor hallway.
- Always close the wood stove door completely and securely before leaving the house. Extinguish any outdoor fires completely before retiring for the evening.
- Parents must not leave children unattended at any time. Any guest injuries sustained on the property are not covered by our vacation rental insurance.
- In the event property damage does occur by any means, it must be reported to the Property Manager as soon as reasonably practicable.
- Guests are to allow homeowner or service access to the property for purposes of repair and inspection. The homeowner will exercise this right of access in a reasonable manner and advise beforehand where possible.
SECURITY
- Any time Guests leave the Cabin, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.
- To prevent lost keys, Guests are asked to return keys to the lockbox by the front door whenever leaving the Cabin premises.
- Please switch off lights, air conditioning, fans, and electronics such as televisions when not in use.
- For convenience, a safe is available in the Master Bedroom closet to secure Guest valuables. Instructions for use are on the safe.

CHECKING OUT
- Place all used linens, including sheets, duvet covers, and towels, on the floor by the laundry machine in the first floor bathroom.
- Turn the laundry water valve to the UP/OFF position.
- Place all dirty dishes in the dishwasher and begin running a complete cycle. It is not necessary to wait for the cycle to complete or empty the dishwasher before leaving.
- Unplug all kitchen appliances.
- Remove any food items you may have brought with you or purchased during your stay. Either dispose of them in the garbage or take them with you.
- Lightly wipe down kitchen and dining surfaces with a sponge or wet towel.
- Broom-clean floors.
- Ensure the wood stove door is closed and secure, and the flue completely closed.
- Extinguish any outdoor fires completely.
- Turn off all lights and air conditioners.
- Ensure all pet waste has been removed from the yard and placed in the garbage. Hose down grass areas if excessively soiled.
- If you made use of the grill during your stay, please ensure you have cleaned the grating with the wire brush provided before you leave.
- Place all garbage and recycling, in tied plastic bags, inside the woodshed. Garbage goes in the black bin and recycling in the blue bin. The combination for the shed lock is 0513.
- Return all house keys to the lock box by the front door. The lock box combination is 1975.
- Lock the front door before leaving, and you are good to go! Thanks so much for stay with us!!
COMPLIANCE
- Complying with these House Rules is a requirement of the vacation Rental Agreement. As such, breach of any of these House Rules is a breach of the Terms and Conditions of occupancy, and may result in penalties such as deductions from the security deposit, and/or immediate eviction from the rental property.
- The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental Property, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
